Valencia City Neighbourhoods

Ciutat Vella (Old Town: El Carmen, La Seu, La Xerea)

Cobblestone lanes, Gothic arches, the cathedral, and picturesque plazas dominate imagery here. It’s atmospheric, layered with centuries of architecture, narrow alleys often turning into pedestrian-only zones, and many small shops, tapas bars, and charming courtyards.


Property here isn't as pricey as the premium options in Eixample but you will pay for character. Properties are older and many still need renovation, be aware that the area is dense and you're best opting for higher floors as those on lower levels will be darker and cooler in winter. Given the age of property parking garages aren't common and some blocks don't have a lift/elevator.


This area is great for singles and couples as well as those that love being in the heart of everything. You get culture, nightlife and everything being within easy walking distance but you may have to sacrifice on space and modern finishes. Family living is possible but with some caveats, those will young children may wish to consider alternative areas.

Eixample (Ruzafa, Gran Via, Pla del Remei)

Wide 19th-century boulevards lined with elegant modernist façades give Eixample its unmistakable grandeur. Ruzafa (Russafa) adds a bohemian streak with lively restaurants, cocktail bars and art spaces. Gran Via and Pla del Remei lean more polished and upmarket.


This is prime Valencia real estate. Apartments are spacious with tall ceilings and decorative details; many have been carefully renovated and command premium prices. Outdoor space such as a balcony or terrace is coveted and rare. Parking is scarce unless the building includes a garage or you rent a private space nearby.


Singles and couples flock here for the dining scene and walkable convenience. Families enjoy the proximity to the Turia gardens and good schools, but should expect higher costs and competition for larger flats.

Just outside the old city walls, Extramurs offers a calmer, local atmosphere while keeping the centre in easy reach. Traditional markets, leafy avenues and the Botanical Garden lend a residential, everyday charm.


Prices are more forgiving than in Eixample. Apartments are typically larger than in the Old Town and many blocks have lifts and better natural light. Some older buildings may need cosmetic updates, but you’ll find solid value and easier parking options.


Singles and couples like the balance of tranquillity and proximity to nightlife; families appreciate the extra space and straightforward metro links.

Campanar

Once a village, Campanar now blends a historic core with modern residential complexes near Nuevo Centro and the Turia gardens. It feels quieter and greener than the inner districts.


Property is mostly mid- to late-20th-century apartments or newer gated developments, many with lifts, parking and even pools. Prices are moderate and you’ll often find good space for the money.


Singles and couples who want peace without being far from the centre will find it attractive. Families benefit from generous floor plans, green spaces and easy access to the Bioparc zoo.

Pla del Real

Leafy boulevards and elegant 20th-century apartment blocks define Pla del Real, home to the universities and Mestalla football stadium. The Turia gardens form its green edge.


Apartments are generally spacious and many enjoy park views. While prices are below the very top of Eixample they remain upper-mid market, particularly for well-maintained buildings with lifts and parking.


Professionals and academics enjoy the location; families prize the easy school run and abundant parks.

Buildings are typically mid-century blocks with decent internal space; many have lifts and some have been renovated. Prices are among the city’s most accessible.

AREAS OUTSIDE VALENCIA CITY

Rocafort

Rocafort is leafy, exclusive, residential and peaceful enclave just north of Valencia city. Elegant villas, manicured gardens, wide streets, and upscale private urbanisations (like Santa Bárbara) give it an upscale suburban charm. Good schools and green spaces are key features, along with strong transport links (Metro Line 1) so you can reach the city easily.


Property here tends to lean toward high quality, often detached houses or large apartments rather than small flats. You’ll pay more per square metre, but you gain space, parking, gardens, terraces. Many properties are newer or well-maintained; lifts are more common in apartment blocks; parking is more likely.


This is a top choice for families or couples who prioritise space, comfort, and a calm environment. Singles still like Rocafort if they want peace and don’t mind being further out. Luxury lifestyle is possible, but expect trade-offs of commute vs cost.

Godella

.Godella borders Rocafort, sharing many of the same advantages, green surroundings, good schools, quality housing, but with a slightly broader mix of property types. Aside from luxurious houses or villas, there are also smaller apartments, semi-detached homes, townhouses, and newer developments. The ambience is upscale suburban, with more “quiet village” feel.


Properties are typically more spacious, often with gardens or terraces, and many newer builds. Parking is common, building infrastructure tends to be good. Because the area is in high demand, prices are elevated (especially in zones like Campolivar, Santa Bárbara).


Excellent for families where big draws are space, nature, schooling, safety. Also fits couples or singles willing to commute some or wanting better quality of home.

2-bed apartments in Godella average around €320,000-€430,000 depending on location. 

3-beds are often in the €400,000-€700,000+ range. For example new-build 3 bed flats for sale ~ €364,000-€434,000 in Godella. 

Luxury detached homes / villas in Campolivar or Santa Bárbara can cost well over €1,000,000. 

Bétera

Bétera is a town north of Valencia, fairly well connected and many people live there for country feel without being too remote. Housing tends to include townhouses, detached homes, and new developments; smaller apartments are less common or might be older. The area is more car dependent given the fewer frequent transport options than closer suburbs.


Torre en Conill is one of the more exclusive urbanisations in Bétera, with high quality villas, large plots, private amenities.

1-bed in these suburbs: ~ €800-1,200 (if available; more likely smaller flats or apartments).

2-bed: ~ €1,200-1,800+ depending on how close to amenities and transport.

3-bed: often €1,500-2,500+ particularly for villas or detached homes.

2-bed flats/townhouses: ~ €300,000-€500,000+ depending on urbanisation, condition, proximity to drive-in roads.

3-bed detached or villa-style homes: often €600,000-€1,200,000+ in premium urbanisations like Torre en Conill.
